January, 2022 – In the self-governing Banska Bystrica region (BBSK), we are going to map over 700 buildings to the last relevant detail. It is the preparation for implementing a new system for managing buildings. It will be the most comprehensive possible approach to establishing order and overall improvement of the region’s real estate management.

A completely new system for the region
BBSK decided to streamline using a complex and radical approach. The project that YMS and partners are working on is about implementing a completely new system, asset management, as a tool to manage buildings owned by the region. “The goal is to provide all the benefits of a central system to the region in the long-term. In particular, an overview of the operation and energy performance of each building and their comparison. Furthemore, energy and operational analysis, based on which the governing body of BBSK can make changes, investments, or other decisions that benefit the region and its inhabitants,” explains Radovan Hilber, Business Development Director of YMS.
Online integration of cadastral data
Due to the fact that there are a lot of buildings located around the entire area of the city, the solution will also include a geographical information system (GIS). A special type of map ready for use in agenda systems, the so-called map plugin. In addition, it will be linked online directly to the Real Estate Cadastre data in the most advanced way possible. “We are connecting the asset management of BBSK directly to the electronic visual and non-visual services of the cadastre. In practice, that means that each user will always be working with current online data directly from the cadastre database. It is therefore impossible to work with outdated or invalid data, which is a critical requirement when working with such a large amount of real estate. We are talking about the most complete connection of an external system to the cadastre possible, and now we can provide it to all of our clients,” continues Radovan Hilbert.
Pilot phase and gradual “feeding” of the system
For the purposes of accurate energy analysis, the buildings will be mapped to the greatest level of operational detail. In each building, a thorough inventory will take place, to the level of the energy distribution system and dedicated technical equipment, such as elevators, shafts, and distribution cabinets. “We identified 6 building categories: hospitals, school buildings, social service homes, and cultural facilities. As part of the pilot phase, YMS will prepare all the necessary categorizations, procedures, and methodologies and pour the data of several mapped buildings into the system. It will train system users so that they can gradually fill new databases with data on all buildings in the same way,” concludes Radovan Hilbert.
Energy and operations management
Once the data is filled, BBSK will have the analysis and central evaluations of the energy status of each building on demand. They will be familiar with all the operating parameters including meter readings, water consumption, heating, and air conditioning on each meter of each building. Eventually, BBSK will have enough analytical readings to make decisions to lower energy consumption and improve building management.
